Replacing the cam cover gasket will fix the oil problem... have a look at the
cam angle sensor o ring while you are in there... if there's any seepage at
the back pax side of the engine it probably needs replacement as well. (also
a good time to consider bumping your timing to 14 or 16 degrees).
A little WD40 on the hinge might get rid of the hinge squeak. Worked for me.
